Westwood Park Association Minutes of Regular Meeting May 18, 2010—1449 Plymouth Greg Clinton, Anne Chen, Nanette Asimov, Grant Edelstone, Kate Favetti, Julie Hagelshaw (arrived 8:10 p.m.) Excused: Anita Theoharis Meeting convened: 7:20 p.m. I. Approval of Minutes Action: Vote to Approve Minutes of Regular Meeting April 20, 2010 Vote of 5-0 (Anne Chen/2nd Nanette Asimov) III. Co-Treasurer’s Reports A. Account Balances—Grant Revenues continue to be greater than projected at this point in the year. B. Dues and Lien collections—Julie Status of 2010 dues: 67% paid; Julie reported that the first round of lien notices will be sent in June to residents with more than $200 due. IV. Committee Reports Newsletter - Nanette Continuing on selection of Newsletter printer; wants postage to be included as part of the total cost of newsletter printing. Grant suggests one stop “mail house” or explore possibility of getting 1st class mailing permit w/post office. Common Area Maintenance – Greg/Anne Anne reported that Baltazar replacing 4 trees on Miramar; Once a month Baltazar is trying to focus on tree care, pruning & thinning so wind can get through. Gutierrez Gardening to replace trees and place stakes in triangle shape. Anne to talk to Davey regarding pine branch that appears to be leaning. Planning and Zoning – Anita 1490 Ocean Avenue Condo Project: To date, sponsor still has not contacted WPA. Anita will follow up with sponsor’s representative. An Environmental Impact Report is in progress. Following are requests from Board members for info on posted permits: 801 Faxon: Ground floor addition of 2 bedrooms, family room and two bathrooms. 875 Faxon: Convert storage to half bathroom at ground floor Inquiry to WPA as to remodel: 18 Hazelwood: Spoke with owner as to remodeling existing bathroom and install second bath and storage room on the garage level. Owner informed that he is responsible to obtain all required governmental agency permits and a secondary unit is not permitted. D. OARC – Kate Reported on Merchant Mixer where the CBD was extensively debated. OARC utilizing information from this meeting to apply to future plans. Small Business Administration sponsored a Sidewalk Sales across the City including Ocean Avenue. 80 different vendors attended. Next year t to review signage and spacing. This year weather was very cold. Also reported on the Film Festival and tentative plans for future Film Festivals. V. Old Business Lower Miramar gate lights - Grant to explore how to get conduit from one side of the street underground to power light. Continuing to work on the problem. Miramar Circle improvements—Anne presented possible plants no more than 4-6 inches; stone pavers to form 4 planting areas with native plants in between. Gate cleaning - Anne reported on graffiti. Baltazar will try to get matching paint to paint over the unmatched paint that covered the graffiti. Upper Miramar gate doors – Anne to ask Juan Gonzalez re: estimate to fix gate doors Dog poop – problem solved! VI. New Business Annual Meeting date – Greg- tentatively set 9/25 Julie- Resident wanted to do renovation from 2br/1bath to 3br/2 bath; Resident also wants to extend wall to create a bay window – Julie informed the resident will have to go to WPA regarding any changes that “go outside the envelop;” In other words any changes that go beyond the house’s current structural perimeter.
