Draft Meeting Minutes
January 19, 2010: 1448 Plymouth Present: Greg Clinton, Anne Chen, Grant Edelstone, Anita Theoharis, Nanette Asimov, Julie Hagelshaw, Kate Favetti Guest: Dolly Sithounnolat, Ocean Avenue Revitalization Collaborative Meeting Convened: 7:05 p.m. 1. Approval of Minutes November 17, 2009 Action: Approve. Vote of 7-0 (Anne Chen, 2nd Nanette Asimov) 2.   OARC - Dolly Dolly Sithounnolat presented the Ocean Avenue Revitalization Collaborative (OARC) 2010 proposed action plan, including activities in the Promotional Campaign, the Ocean Avenue Community Task Force, Merchant Outreach & assistance and Land Use Development/CBD Formation. General discussion followed Ms. Sithounnolat’s presentation. As requested by Ms. Sithounnolat and on material provided, each member of the Westwood Park Association Board identified their 3 top priorities within the proposed Action Plan. 3. Co-Treasurer’s Reports
A.  Account Balance - Grant Revenues continue greater that projected at this point in the fiscal year. Expenses following normal schedule and consistent with forecasted projections. Dues and Lien collection – Julie Association dues collection remains at 85% (586 properties) payments in full – 82% paid at this point last year. Presented draft of new billing letter. Discussion on authorizing credit card payment of Annual Dues. Concluded fees would render this option impractical. 4. Proposed Budget FY 2010-2011- Grant Grant presented a draft proposed budget for FY 2010-2011 to include upgrades to common areas including Miramar Circle; CPA audit and review; and, software/hardware upgrades for dues and liens function. Julie will assess possible database programs and get back to Grant with budget estimate.
 3.    Committee Reports Newsletter—Nanette Working on new format for newsletter with more stories and photos. Anita to get estimates from Dragon for color printing. March 1 is the proposed deadline for receipt of articles. B.  Common Area Maintenance—Greg Faxon Avenue Green: Old sod to be removed, irrigation replaced, gopher barriers installed and new sod planted as previously discussed. Continuous Photinea hedge to be planted with breaks for access. Based on “straw” vote, there will be three 4 foot breaks in the hedge on each side of the triangle. Lighting on gate at the opposite side of the gas station at bottom of Miramar: Grant contacted Bob Boles on the feasibility of solar lighting at this location. Apparently there isn’t enough light to be an effective alternative. Grant will consult with electrician for other possible solutions. Planning and Zoning – Anita No updates. OARC - Kate Art Walk scheduled on December 11, 2009 – was a great success and will be scheduled as an annual event. 
4.    Old Business Faxon Avenue Green discussed in Common Area Maintenance. 5.    New Business 1271 Plymouth—Anne Neighbors complaining of large trucks (“semi’s”) dropping off materials at all hours. Home occupants appear to be running their business from the house. Will need to get pictures, times & dates to document activities to determine possible future action.
